TPO roof repair, welded not patched with mastic

Most failing TPO we get called to has been patched with caulk or mastic by somebody who did not have a hot air welder. That is a temporary fix that traps the problem.

Punctures from foot traffic and dropped tools, seams that were never fully welded, and flashing details at curbs, drains and pipe penetrations. Penetrations are where most flat roofs leak, because that is where the membrane has to stop being a flat sheet and do something complicated.

Membrane that has gone chalky and brittle from years of UV is a different conversation, and that one usually points toward replacement.

How a real repair is done

Clean the area properly, cut a patch of matching membrane with rounded corners, and heat weld it down. Rounded corners because a square corner peels. Then probe the weld. That repair becomes part of the roof.

Finding the leak

Water travels under a membrane, so the wet ceiling tile is frequently nowhere near the actual breach. We trace it properly rather than patching the spot directly above the stain and hoping.

Manufacturer warranties also have conditions. Enhanced system warranties generally require that a certified contractor install a full system of that manufacturer’s components, not just their shingles with whatever underlayment was cheapest that week. If someone quotes you a fifty year warranty, ask what specifically triggers it and what voids it.

Ventilation is a common quiet exclusion. An improperly ventilated attic cooks shingles from below, and manufacturers know it, so inadequate ventilation can limit a claim. That is one reason we look at your ventilation as part of the job rather than treating it as an upsell.

Ask any roofer to put the workmanship warranty in writing with a term on it, and then ask the question that actually matters, which is whether that company will still exist and answer the phone when you need it.

How a job with us actually runs

We come out and look first, and that costs nothing. Somebody gets on the roof, not just in the driveway with binoculars. We photograph what we find, including the things you cannot see from the ground, and then we sit down and go through the pictures with you.

When the work is scheduled we tarp your landscaping and the walls before a single shingle comes off. Material gets staged where it will not block you in. The tear off happens, we look at the decking with you if we find anything soft, and the new system goes on. At the end we run magnets over the yard and the driveway more than once, because nails in tires is the thing careless roofers are remembered for.

When to replace and when to wait

The signals that genuinely matter are these. Granules collecting heavily in the gutters, which means the shingle surface is wearing through. Shingles that are curling or cupping at the edges. Bald spots where the mat shows. Any daylight visible through the deck from inside the attic. Repeated leaks in more than one location, which usually means the roof has stopped being repairable and started being a replacement.

Age matters as context rather than as a verdict. An architectural roof in North Texas realistically runs fifteen to twenty five years, and hail usually ends it rather than age. If yours is in that range and a storm came through, that is worth an inspection. If it is eight years old and nothing has happened, it very likely does not need attention.

Questions about tpo roof repair

Can you repair an old chalky membrane?

Sometimes, though welds do not take well to badly degraded TPO. If the membrane has lost its top layer broadly, patching becomes an ongoing expense and replacement is the better money.

Why did my last repair fail?

Most commonly it was sealant rather than a welded patch, or the area was not cleaned before welding. TPO has to be genuinely clean for a weld to take.

Do you find the leak or do I need to?

We find it. That is part of the work and it is the part that takes the skill on a flat roof.

Is wet insulation a problem?

Yes, a significant one. Wet insulation loses R value permanently and holds moisture against the deck. If we find it saturated, that section needs to come out, not just get covered.

How fast can you get out?
