Then the details. New pipe boots every time, because the rubber collar on the old one splits from UV in ten to fifteen years here and drips into the ceiling below long before the field of the roof is worn out. Underlayment goes over the deck. Synthetic underlayment outperforms old felt in both tear resistance and how it handles being left exposed if weather interrupts a job. In the valleys and around penetrations we use a self adhering leak barrier, because those are the places water actually concentrates.
Ventilation is half of a roof's lifespan
The most common failure we find is blocked soffit vents. Insulation gets pushed into the eaves during an attic top up and seals off the intake. The ridge vent then has nothing to pull from and the whole system stalls. It is inexpensive to fix and almost nobody looks for it.

If the ventilation is undersized we will tell you, and we will explain what correcting it costs, because putting a new roof over a bad ventilation situation just starts the clock over on the same problem.

When it is not working, and it frequently is not, attic temperatures climb far above outside air in a Texas summer. That heat degrades the asphalt in the shingles from underneath, which is why roofs here often fail years before the number on the wrapper. It also drives cooling costs and, in winter, contributes to moisture problems.

Hail damages a shingle by fracturing the fiberglass mat under the granules. The bruise frequently does not leak right away, which is the trap. People assume they came through fine, the claim window closes, and two years later there is a stain on the ceiling with no coverage left to address it.
