Ask for proof of insurance, and ask them to send the certificate rather than describing it. Ask specifically what underlayment and what shingle line they are quoting, by name, and whether the shingle is impact rated. A quote that just says architectural shingles is not a quote you can compare against anything.

Ask whether they are replacing pipe boots and flashings or reusing them. Ask what happens if they find rotten decking and what it costs per sheet, so it is not a surprise mid job.

And if anyone offers to cover, waive, absorb or rebate your deductible, walk away. That is illegal in Texas and it pulls you into insurance fraud along with them. We will never make that offer, and any company that does is telling you exactly how it operates.

Warranties, and what they actually cover

Ventilation is a common quiet exclusion. An improperly ventilated attic cooks shingles from below, and manufacturers know it, so inadequate ventilation can limit a claim. That is one reason we look at your ventilation as part of the job rather than treating it as an upsell.

Manufacturer warranties also have conditions. Enhanced system warranties generally require that a certified contractor install a full system of that manufacturer’s components, not just their shingles with whatever underlayment was cheapest that week. If someone quotes you a fifty year warranty, ask what specifically triggers it and what voids it.

Then the details. New pipe boots every time, because the rubber collar on the old one splits from UV in ten to fifteen years here and drips into the ceiling below long before the field of the roof is worn out. Step flashing where the roof meets a wall, properly woven into the courses rather than smeared with sealant. Drip edge at the eaves and rakes. Ridge ventilation sized for the attic.

Decking gets inspected once the old roof is off. Soft or delaminated sheets get replaced rather than shingled over, and we will show you the picture of what we found. Older homes around here frequently have plank decking rather than plywood, which changes how the job goes and is worth knowing about in advance.

Usually the association maintains the roof and the owner handles interior damage, but governing documents vary. Our documentation is written so it works for either party.

Can you repair just my section?

Yes, though on a continuous plane we will point out if the adjacent section is in the same condition and heading for the same failure.

Close, rarely exact. We will show you a sample against your existing shingles first.

Do you attend HOA meetings?

Yes, if it helps get a decision made. We will bring photos and a clear scope.

What if my neighbor will not cooperate?
