Multi-family roofing with residents in place
Apartments and condos mean many roofs, many buildings, and residents who are home during the work. Communication is as much of the job as the roofing.

Residents come first

People are asleep after night shifts, working from home, and parking under the buildings we need to stage around. We provide notice schedules you can distribute, we mark the parking we need in advance, and we run a magnet over the lots every single day.
Nails in resident tires is the complaint that defines a bad multi family job. We take that seriously and sweep repeatedly.
Phasing across a property
We work building by building with a written schedule so management knows exactly which units are affected on which days. No building gets opened up further than we can dry in the day.
For boards and owners we provide photo documentation per building, which matters when you are reporting to people who cannot climb up and look..

Claims across many buildings
A hail event that hits a property hits every roof on it. Documenting damage building by building is what supports a claim of that size. See insurance claims and hail damage.
How a job with us actually runs

We come out and look first, and that costs nothing. Somebody gets on the roof, not just in the driveway with binoculars. We photograph what we find, including the things you cannot see from the ground, and then we sit down and go through the pictures with you.
If there is damage worth filing on, we tell you and we explain what the claim process looks like before you call anyone. If there is not, we tell you that too, and you have lost nothing but the time it took us to look.

When the work is scheduled we tarp your landscaping and the walls before a single shingle comes off. Material gets staged where it will not block you in. The tear off happens, we look at the decking with you if we find anything soft, and the new system goes on. At the end we run magnets over the yard and the driveway more than once, because nails in tires is the thing careless roofers are remembered for.
What to ask any roofer, including us
And if anyone offers to cover, waive, absorb or rebate your deductible, walk away. That is illegal in Texas and it pulls you into insurance fraud along with them. We will never make that offer, and any company that does is telling you exactly how it operates.
Ask where their office is and how long they have been in Texas. After a big storm this area fills with crews who follow weather, sell hard for a season and leave. Ask who answers the phone in three years when you have a warranty question.

Ask whether they are replacing pipe boots and flashings or reusing them. Ask what happens if they find rotten decking and what it costs per sheet, so it is not a surprise mid job.
Ventilation is half of a roof's lifespan

Attic ventilation is the least discussed part of roofing and one of the most consequential. Air has to come in low at the soffits and leave high at the ridge. When that path is working, the attic stays close to outdoor temperature and the shingles above it live a normal life.
When it is not working, and it frequently is not, attic temperatures climb far above outside air in a Texas summer. That heat degrades the asphalt in the shingles from underneath, which is why roofs here often fail years before the number on the wrapper. It also drives cooling costs and, in winter, contributes to moisture problems.

The most common failure we find is blocked soffit vents. Insulation gets pushed into the eaves during an attic top up and seals off the intake. The ridge vent then has nothing to pull from and the whole system stalls. It is inexpensive to fix and almost nobody looks for it.

Questions about multi-family roofing
Do residents need to move their cars?
Only from the areas we are staging or tearing off that day, and we give notice in advance so people can plan.
How do you handle nails in the parking lot?
Magnets, multiple passes, every day, not just at the end of the job. It is the thing we are most careful about on occupied properties.
Can you work with our HOA board?
Yes, including attending meetings and providing the documentation boards need to approve a scope.
What about noise hours?
We follow the city noise ordinance and any stricter property rules you set.
Do you provide per building documentation?
Yes, photos and scope per building, which is what you need for both boards and insurers.

What people say
From customers
We had a great experience with Seth and his team at Ovation Roofing. They were professional, honest, and very easy to work with throughout the entire process. Communication was clear, the work was done on schedule, and the quality of the roof looks fantastic. It’s refreshing to work with a company that does what they say they’ll do. I would absolutely recommend Ovation Roofing to anyone needing roofing work.
Roof replacement customer
Seth came out and checked on our roof and was super kind, quick and efficient. He was very knowledgeable and thorough with explaining exactly what we needed to do and what the process would look like. I had a lot of questions and he answered all of them and made sure I understood the process. I had another quote from a different company and this was a completely different experience.
