Attic ventilation is the least discussed part of roofing and one of the most consequential. Air has to come in low at the soffits and leave high at the ridge. When that path is working, the attic stays close to outdoor temperature and the shingles above it live a normal life.

Manufacturer warranties also have conditions. Enhanced system warranties generally require that a certified contractor install a full system of that manufacturer’s components, not just their shingles with whatever underlayment was cheapest that week. If someone quotes you a fifty year warranty, ask what specifically triggers it and what voids it.

There are two warranties on any roof and people routinely conflate them. The manufacturer warrants the material against defects. The roofer warrants the workmanship. Most leaks are workmanship, not defective shingles, so the second one is the one that matters most in practice.

And if anyone offers to cover, waive, absorb or rebate your deductible, walk away. That is illegal in Texas and it pulls you into insurance fraud along with them. We will never make that offer, and any company that does is telling you exactly how it operates.

Ask specifically what underlayment and what shingle line they are quoting, by name, and whether the shingle is impact rated. A quote that just says architectural shingles is not a quote you can compare against anything.

Yes. Lake Dallas is on Lewisville Lake, inside our normal working radius from Haslet, TX. It’s a regular service call for us, not a special trip.
