Replacing a flat roof is mostly a decision about what stays and what goes. Cover boards, insulation and the deck itself all matter more than the color of the membrane.

If the existing insulation is dry and the deck is sound, code may allow a recover, laying the new system over the old. It saves real money. If there is trapped moisture, a recover seals it in and you have paid to ruin a new roof.

Membrane thickness, insulation R value and how much tapered insulation the drainage needs. A building with genuine ponding needs tapered work, and that is a real line item we will not hide from you.

When to replace and when to wait

The signals that genuinely matter are these. Granules collecting heavily in the gutters, which means the shingle surface is wearing through. Shingles that are curling or cupping at the edges. Bald spots where the mat shows. Any daylight visible through the deck from inside the attic. Repeated leaks in more than one location, which usually means the roof has stopped being repairable and started being a replacement.
Age matters as context rather than as a verdict. An architectural roof in North Texas realistically runs fifteen to twenty five years, and hail usually ends it rather than age. If yours is in that range and a storm came through, that is worth an inspection. If it is eight years old and nothing has happened, it very likely does not need attention.

When the work is scheduled we tarp your landscaping and the walls before a single shingle comes off. Material gets staged where it will not block you in. The tear off happens, we look at the decking with you if we find anything soft, and the new system goes on. At the end we run magnets over the yard and the driveway more than once, because nails in tires is the thing careless roofers are remembered for.
We come out and look first, and that costs nothing. Somebody gets on the roof, not just in the driveway with binoculars. We photograph what we find, including the things you cannot see from the ground, and then we sit down and go through the pictures with you.

Ventilation is a common quiet exclusion. An improperly ventilated attic cooks shingles from below, and manufacturers know it, so inadequate ventilation can limit a claim. That is one reason we look at your ventilation as part of the job rather than treating it as an upsell.

There are two warranties on any roof and people routinely conflate them. The manufacturer warrants the material against defects. The roofer warrants the workmanship. Most leaks are workmanship, not defective shingles, so the second one is the one that matters most in practice.

Questions about tpo roof replacement
How disruptive is a flat roof replacement?
There is noise and there is equipment. We phase it so no section is left open overnight and we coordinate around your operating hours.
What thickness do you recommend?
Sixty mil for most commercial work in this market, and heavier where there will be regular rooftop traffic. Forty five mil saves money and gives up puncture resistance.
Do I need tapered insulation?
Only if your roof ponds. If water stands more than about two days after rain, tapered insulation is the real fix rather than adding more drains.
Can you work around my HVAC units?
Yes. Curbs and units are standard flat roof work. If a unit has to be lifted we coordinate that with your mechanical contractor.
What warranty comes with it?
Manufacturer system warranties are available on TPO when the full system is installed to spec, often in the fifteen to thirty year range. We will explain what the specific warranty requires of you.
